So you’re thinking about applying to rent one of our properties… what are your next steps? Here’s a breakdown of our process.
First, before we can rent to you, you must have looked at the property with one of our Property Managers. We do not rent any property site-unseen. Most of our listings have Preview Videos, which you must view before walking through the property. We’ve found that videos are very helpful to applicants when deciding which property they would like to rent.
Once a Property Manager has shown you a property and you want to apply, you can apply using this link. The Application Fee is $40 per adult and is non-refundable. If you’d like to fill out an application prior to visiting the property, you are more than welcome to! You can use that same link or the one at the bottom of this page.
If you have pets, speak with the Property Manager before applying to confirm the property you desire will accept them and the amount of the Pet Deposit (pet policies vary from one Owner to another).
Approval of your application is based on the following:
-Criminal History (we do a background check and all history is considered on a case-by-case basis)
-Credit History (we look mainly at your payment history)
-Income and Employment (we verify your employment and that your gross monthly income is at least 3 times the rent of the property you’re applying for)
-Rental History (we verify your current and previous addresses)
After receiving your application, it only takes one or two business days to fully process it, then we will speak with the Owner of the property to get their final approval. Once approved, we will set a time with you to complete the Lease, receive payment of the First Month’s Rent and Deposits, and give you the keys. Keep in mind that the Owner may ask for additional deposits based on the findings from your application, so it’s in your best interest to be honest and upfront with us at all times.
Your application will be processed without regard to race, sex, religion, national origin, color, familial status, or handicap. Please be aware that any false information on your application will be grounds for denial. Our company is committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA).
